Northwood
A feasibility-led design project exploring the subdivision of a semi-detached property into two self-contained flats. The primary aim was to maximise the site's rental and long-term investment potential while maintaining architectural quality and planning viability.
Several layout options were developed, each incorporating variations of side and rear extensions to increase usable floor area. The designs focused on achieving well-proportioned, functional internal spaces for both units, with careful consideration given to natural light, circulation, and privacy.
The options were strategically organised based on estimated construction costs and projected added property value, allowing the client to assess the return on investment for each approach. This project illustrates how early-stage design can support informed development decisions — balancing practicality, design intent, and market potential.
