Building Regulation Drawing

A Building Regulation Drawing Package is a legal requirement for most types of building work — including extensions, loft conversions, new builds, and structural alterations.

 

At i-wan architecture, we prepare a complete set of technical drawings and documentation to demonstrate that your project complies with the UK Building Regulations 2010 (as amended).

Unlike planning drawings, which focus on the design’s appearance and land use, the Building Regulation package addresses the technical performance of the building — including safety, structural integrity, thermal efficiency, fire protection, drainage, and accessibility.

 

Our packages typically include detailed plans, sections, and elevations, along with construction details, material specifications, and notes aligned with relevant Parts of the Regulations (such as Part A – Structure, Part B – Fire Safety, and Part L – Thermal Performance).

We also incorporate basic MEP (Mechanical, Electrical, and Plumbing) information where needed — particularly for spaces such as bathrooms and kitchens — to meet Council approval standards. Please note, however, that the drawings do not include detailed plumbing and wiring layouts, but provide information to the level required for Building Control approval.

Depending on the scope, we also coordinate additional documents such as structural calculations, U-value assessments, and ventilation strategies. This stage not only ensures legal compliance and approval by Building Control, but also forms a reliable base for contractor pricing and construction.
