HMO Conversion & Licensing

At i-wan architecture, we offer a full HMO service — handling both planning applications and licence submissions — to support the lawful and high-quality conversion of residential properties into Houses in Multiple Occupation (HMOs). These projects are an important part of our Planning Application portfolio and reflect our commitment to thoughtful, policy-aligned design.

An HMO is a property rented by three or more unrelated individuals who share facilities such as kitchens and bathrooms. They range from small-scale Class C4 (3–6 people) to larger Sui Generis HMOs (7+ people) and are a vital form of affordable housing in cities like London.

To ensure legal compliance and high living standards, we prepare and coordinate all key documents required for both planning and licensing, including:

  • Design and Access Statement

  • Planning Statement

  • Fire Safety Statement

  • HMO Management Plan

  • Health and Safety Statement

  • Transport Statement

We also work closely with local authorities to provide additional information or make amendments during the assessment process. Our approach ensures that every HMO we deliver is safe, well-managed, and in full alignment with housing regulations and community standards.
